228-unit apartment building approved in Sarasota

Developers of a proposed apartment building in the Rosemary District got a boost from the City Commission on Monday, when they gained approval to build 228 units at Fruitville and Central Avenue.

The developer, Framework Group, LLC, based in Tampa, is proposing an apartment building that would occupy a full city block between Central and Lemon avenues, bounded by 4th Street to the North and and Fruitville Road to the South.

The developers have yet to submit detailed building plans, but brought conceptual plans to the City Commission on Monday. The City Commission voted unanimously to vacate an alley between Central and Lemon Avenues for the project.

Phillip Smith, president of Framework, said he targeted the property because of the city’s Rosemary District Overlay, which tripled the allowable density in the area.
